Free comparative market analysis

cmaA comparative market analysis (CMA) helps a seller determine an asking price that is neither too high nor too low, based on how much similar properties have sold for in the past year with adjustments made for differences between the sold properties and the subject property.

A CMA is also helpful to a buyer so they can know how much to offer for a particular property. A CMA is not an appraisal and may be done by unlicensed individuals who are not appraisers, but most always realtors who have access to sales through the multiple listing service of the New River Valley. A CMA is not as sophisticated or detailed as an appraisal but a fairly reliable method for estimating values.
